I had a tenant that told me just she and her son were moving into my 3 bed/2 bath rental. I had a very concise lease drawn up stating NO Animals, NO Subleasing, no changes to the property without my permission. This young gal moved in and sublease out one of the rooms, cut down trees (because they attracted spiders) and built an extra room in the garage, where she also kept her cats and dogs that she said she didn't have. I initially called her on the sublease and wrote up an addendum including the roommate she had been subleasing too. I told them I wasn't playing revolving doors and reiterated the things that were not allowed. She breached her contract at every turn. I told them if one of them has to move, they all have to move. A few months later I saw on Facebook that she was looking for another roommate. We worked through that matter but she could not understand that it was MY house and she was a renter - not an owner. I finally told her I was selling the house in order to get her out and to alleviate my headaches with her inability to comprehend that she signed a lease to rent, not own the home. I have since sold all my rentals and live peacefully and headache free.
